Eligibility

You must be at least 18 years old to use Shpia. An agency account must be created by someone authorised to act on behalf of that agency.

Your account

You are responsible for keeping your credentials safe and for everything that happens under your account. The contact information you provide must be accurate and up to date.

We rely on Supabase Authentication to sign you in. If you sign in via a third-party identity provider (Google, Apple), that provider's terms also apply to that step.

Listings and content you publish

You may publish a listing only for a property you are authorised to market. All listing content — photos, descriptions, prices, features — must be accurate, lawful, and not misleading.

You keep ownership of what you post. You grant Shpia a non-exclusive, worldwide, royalty-free licence to host, display, resize, and translate that content for the purpose of running the platform and showing it to other users.

Translations produced by the AI translation feature are generated automatically. You are responsible for reviewing the translated text before you publish.

Public storage notice. Photos and message attachments are served from a public CDN. Do not upload identity documents or other sensitive files. By uploading, you confirm you understand this.

Review and moderation

Listings and agency profiles pass through a review queue before they go live. We may approve, request changes, or reject content that breaks these terms or the law.

We may remove content, suspend, or close an account at any time for fraud, harassment, illegal content, or repeated violations. Where we can, we explain why.

Fees and subscriptions

Individual sellers pay €7 to publish a listing for 90 days, plus €5 to renew it for another 90 days.

Any listing can be promoted on the home page and in search results: €5 for 3 days, €9 for 7 days, or €15 for 15 days.

Agencies subscribe to one of three monthly plans: Starter €39 (up to 100 active listings), Growth €69 (up to 500), Scale €99 (unlimited). All plans include unlimited agents.

First-time agency subscriptions include a 2-month free trial. You can cancel during the trial without being charged. The trial is granted once per agency.

All prices are in EUR and are exclusive of any taxes that may apply in your jurisdiction. Stripe handles the actual payment.

What happens when a subscription is cancelled

Cancelling an agency subscription, or letting it lapse, sets all of that agency's published listings to inactive immediately. The listings are not deleted — they stay in your dashboard and you can re-publish them by reactivating the subscription, subject to the cap of the new plan.

Refunds

Listing fees, renewals, promotion upgrades, and subscription periods that have already started are non-refundable.

We will refund obvious transaction errors — for example, a duplicate charge for the same listing — on written request to support@shpia.org.

Changes to prices

We may change what we charge — including listing fees, promotion prices and agency subscription prices — and we may start charging for something that is currently free.

We will tell you before that happens. You will get an email at your registered address and a notice inside Shpia at least 30 days before a change to a one-off charge (a listing fee or a promotion), and at least 60 days before a change to a recurring charge (an agency subscription), so there is time to review it and decide.

A new price never applies to something you have already paid for:

• A listing that is already published keeps the window you paid for, at the price you paid. We will not ask for a top-up part-way through it. • A promotion that is already running finishes its full period at the price you paid. • A new subscription price applies from your next renewal, never to the period you are already in.

If you do not want to continue at a new price, you can simply not renew, or cancel your subscription before the change takes effect. Cancelling before the date means you are never charged the new amount.

Prices are shown on the Pricing section of the Help page and on the payment screen before you confirm. The amount shown there at the moment you confirm is the amount you pay.

Acceptable use

You agree not to:

• Publish fake, duplicate, or deliberately misleading listings. • Harass, threaten, defame, or impersonate other users. • Use the platform to send unsolicited commercial messages. • Bypass the review process, scrape the platform at scale, or hammer the API. • Upload illegal content, malware, or content that infringes someone else's intellectual property or privacy.

Marketplace role and disclaimer

Shpia is a marketplace. We connect buyers, renters, sellers, and agencies. We are not a party to any sale, rental, viewing, or other transaction you negotiate with another user.

Listings reflect the information sellers provide. We review them, but we cannot guarantee that every detail is accurate. Always verify a property in person before signing anything or transferring funds.

The platform is provided "as is" and "as available". We make no warranty that it will be uninterrupted, error-free, or fit for a particular purpose.

Limitation of liability

To the maximum extent permitted by Albanian law, Shpia is not liable for indirect, incidental, or consequential losses arising from your use of the platform. Our total liability for direct damages, in any twelve-month period, is capped at the fees you actually paid us in that period (or €100, whichever is higher).

Nothing in these terms limits liability that cannot be limited by law — for example, liability for fraud or for personal injury caused by negligence.

Termination

You can close your account at any time from Account → Settings.

We may suspend or close an account that violates these terms. We can also withdraw the service or any feature with reasonable notice; if a paid subscription is cut short for reasons unrelated to your conduct, we will refund the unused portion.

Governing law and jurisdiction

These terms are governed by the law of the Republic of Albania. Disputes that we cannot resolve directly are heard exclusively by the courts of Tirana.

Changes to these terms

We may update these terms as the platform evolves. Material changes will be notified by email at least 14 days before they take effect. Continuing to use the service after that point counts as acceptance of the new terms.
