Listing a property is a guided process — the wizard collects everything we need to publish a clean, searchable listing. You can leave at any step; nothing goes public until you hit submit.

Open the wizard
From My Properties tap "Add property" — or use the property setup wizard from any landing screen. You can save a draft at any point and resume later.

Pick the property and listing type
Apartment, villa, house, land, commercial — and whether it's for sale, rent, or both. The rest of the form adapts to your choice (rent shows a period; sale shows a single price).

Set the location
Country → city → zone → street. The map auto-locates the address; drag the pin if you want to fine-tune the exact spot.

Price + core details
Price + currency, area in m², bedrooms, bathrooms, kitchens, living rooms, balconies, floor and total floors, year built, optional renovation year.

Features
Tick what applies: parking, elevator, terrace, garden, A/C, fireplace, security door, alarm, CCTV, gated community, pool, gym, sauna, storage, pet-friendly, wheelchair accessible, solar panels, heating type.

Photos
Upload at least 8 photos. Drag to reorder — the first one is the cover used in search and on the home page. Large images are resized client-side before upload.

Title + description
Write your own or let the AI draft them in seconds (see "AI assistance"). Both are bilingual (English / Albanian). Auto-translate is on by default.

Submit
Hit "Submit for review". Most listings are approved within a business day; if changes are requested, you'll get a notification with the reason. Use the banner on the property page to make changes and resubmit.
Tips
- The more fields you fill, the better your listing ranks in search and the sharper the AI output.
- Landscape photos (1920×1080) look best on the gallery; vertical photos still work.
- Verified accounts can be granted auto-publish — listings then go live immediately, skipping review.
What happens after “changes requested”
Shpia ships with built-in AI helpers — powered by Google Gemini — so you can publish a polished listing or agency profile without writing copy from scratch. The AI never sees your photos; it works only from the structured fields you've filled in.

Title generation
Produces a concise, search-friendly title in the active language. Add free-text “extra notes” (e.g. near the beach, panoramic view) to bias the result.
Description generation
Produces a paragraph-length description highlighting the property's strongest features — layout, location, amenities — without inventing facts.
Image enhancement
One-click cleanup of your listing photos. Improves lighting and clarity while keeping the original framing — your photos stay yours, just tidied up.
Auto-translate
Write the title and description in one language; the other language is filled in automatically when you save. Toggle off if you want to translate manually.
Get the best results
- Set the property type, listing type, and at least the city before generating — the AI is much sharper with this context.
- Fill in price, area, rooms, and pick a few features. Skipping these leaves the AI with thin material.
- Auto-translate is on by default — write in one language and the other fills in once you save. Toggle it off to translate manually.
- Image enhancement runs on demand from the photo gallery in edit mode — the original is always kept, so you can revert.
- Don't like the output? Edit it inline or hit Regenerate. Generated content is a draft, never automatically published.
A promoted listing appears at the top of search results and on the home page, with a Promoted badge that helps it stand out for buyers and renters.

Open the property
On any active listing you manage, you'll see a "Get more eyes on this listing" banner above the gallery. Tap it (or use the Promote button on the property header).

Pick a duration
Choose how long the promotion runs — pricing scales with duration, and the modal shows the exact amount in your currency.

Pay
Use a saved card, or add one from Account → Payment methods. Agency listings can charge to the agency card if your role allows. 3D Secure may pop up the first time.

Done
The promotion starts immediately — no review step. The "Promoted" badge stays until the window ends, then the listing drops back to its normal placement.

Non-refundable
An agency on Shpia is a portfolio that ties together your team and your listings. Agents publishing under the agency get its branding (logo, cover, contacts), and their listings are bundled into the agency's subscription quota.

Create the agency
My agencies → Create. The only required field at this step is the name. The creator becomes the owner.

Walk through the setup wizard
The wizard prompts you for: logo, cover image, contact details (phone / email / website), at least one address (set as headquarters), and a description. The AI helper can draft the description from the fields you've filled in.

Submit for review
We check the name and contact details to protect against duplicate or spoof agencies. Most are approved within a business day. If something needs a fix, you'll get a "Changes requested" note.

Invite agents
Once approved, open the Team section in edit mode and invite agents by email. They get a one-click accept link.
The agency detail page is the control surface — everything from team and listings to stats and billing lives there. The edit banner at the top toggles inline edit controls across the page (admins/owners only).

Common tasks
- Invite an agent: Edit mode → Team section → Invite. Enter their email, pick a role, optionally add a personal message. They get a one-click accept link.
- Change a role: Open the member card in edit mode and pick the new role. The owner role can't be reassigned via the UI — contact support for ownership transfers.
- Remove a member: The trash icon on their card sets them as inactive. They lose access immediately; their listings stay attached to them.
- Multiple addresses: Useful for multi-office agencies. Mark one as headquarters — that's the address shown next to the agency name and used in search.
- Filter the property list: The Filter button on the Properties section lets you narrow by listing type and agent. Useful for big portfolios.
Stats & billing buttons
Shpia has built-in messaging so buyers, renters and sellers can talk directly without sharing phone numbers or emails until they want to. Every conversation is tied to a property, threaded, and synced live across devices.
Start from a listing
Tap "Send message" or "Contact agent" on any property page. The first message creates a conversation linked to that listing — no need to type a subject or paste a URL.
Photos & attachments
Drag (or paste) an image into the composer, or use the attachment button. Images are resized client-side before upload so they stay quick to load.
Real-time + email digests
New messages arrive instantly while you're on the site, and a notification appears in the bell icon. If you miss them, an email digest summarises unread threads so you don't have to keep the site open.
Privacy by default
Your phone and email are never shared automatically — only your display name and avatar appear in chat. You can still add contact info to any message, but that's your choice.
Tips
- Conversations show up in the Messages tab in the navigation. Unread threads are bold and the bell icon counts them.
- Each conversation stays tied to its property even if the listing is later edited or expires — your history is never lost.
- Block or report a contact from the conversation header if someone misbehaves; we follow up on every report.
- For agencies, agents see only their own conversations by default. Owners and admins can see the full agency inbox.
Shpia uses a simple model: you pay for what you publish or boost. There is no subscription required for solo owners, and the site is free for buyers and renters.

Per-listing fees don't apply to agency-owned properties — they're covered by the plan. Caps are checked at publish time, so drafts and inactive listings don't count. Downgrading to a lower tier is blocked while your active listings exceed the lower cap; unpublish some first.

How long does review take?
Most listings and agencies are approved within a business day. Verified accounts can be granted auto-publish so listings go live immediately, skipping the review queue.
My listing was sent back with “changes requested” — what now?
Open the property page; the review banner will show the reviewer's note. Tap "Make changes" to move it back to draft, edit the affected sections inline, then resubmit.
Can I publish without an agency?
Yes. Solo owners can publish under their personal account. An agency adds shared branding, a team, and centralized billing — useful when you have multiple agents.
Are listings bilingual?
Title and description live in both English and Albanian. Auto-translate fills in the second language when you save; toggle it off to write each language manually.
How do I delete a property?
Open the listing in edit mode and use the Delete button on the status section. A removed listing is hidden from search and the public; the data is kept for your records and any past invoices remain attached.
Where do my view counts come from?
A view is logged whenever someone opens the listing detail page (visitors and signed-in users alike). The Stats page shows daily counts and a delta vs the previous period.
Why was my image upload rejected?
Images must be JPEG, PNG, WebP, or HEIC/HEIF; documents must be PDF. Very large images are resized client-side before upload. If you get a "fileName is required" error, refresh and try again.
What happens when my paid listing window expires?
The listing is hidden from search until you renew. Open the property and hit Publish — you'll be prompted to pay the renewal fee. Past stats and invoices are preserved.
Can I get a refund?
Promotions are non-refundable once started. For listing fees, contact support and we'll review case by case.
How do I change agency ownership?
Ownership transfer isn't exposed in the UI yet — contact support. Admins can do everything an owner can except delete the agency or change the owner.
